Travelers Rental Property Insurance Review.

Travelers is one of the deepest standard markets in our panel for investor property. Honest assessment of where they win, where they do not, and how we use them.

Travelers is one of the largest commercial insurance carriers in the US and a deep market for real estate investor business. They write residential investor property, commercial property, multifamily, and a wide range of related coverages. We are appointed with Travelers and use them frequently across our investor book.

What Travelers writes well

Residential investor property in standard condition. Travelers competes well on 1-4 unit rentals built post-1980 with current occupancy and clean claims history. Their pricing is rarely the absolute lowest, but the coverage match is strong and the renewal stability is good.

Small commercial property. Office, retail, light industrial, and warehouse properties up to a few million in value fit Travelers well. They have a strong commercial package product (CPP) alongside their landlord forms.

Multi-line bundling. Travelers writes business owners' policies, workers' comp, commercial auto, umbrella, and personal lines in addition to investor property. For an investor who also has a business, bundling under Travelers can unlock multi-line discounts and simplify administration.

Claims experience. Travelers has a long-standing reputation for fair claims handling on commercial property. AM Best A++ rated. For investors who weight claims service heavily, Travelers is a credible choice.

What Travelers does not write well

Short-term rentals. Travelers does not have a strong STR product. For Airbnb or VRBO properties, we go to STR specialists (Steadily, Obie, REInsurePro, Proper).

Vacant and rehab properties. Travelers' landlord form is built for occupied properties. Vacant periods beyond carrier thresholds trigger restrictions. Active renovation usually needs a different carrier (builders risk or vacant property form).

Pre-1980 properties without updates. Travelers will look at older buildings, but they want documented updates to electrical, plumbing, and roof. Unupgraded older properties often decline or get priced punitively.

Specialty asset classes. Mobile home parks, self-storage, and large multifamily (50+ units) are outside the standard Travelers appetite. For these, we go to specialty carriers and E&S markets.

Travelers is a workhorse market in our panel. We submit standard residential and small commercial investor accounts to them frequently. They win when the property profile matches and they decline cleanly when it does not. For accounts they decline, we have 9+ other carrier markets to go to.

The bottom line

Travelers is one of the strongest standard markets for residential investor property and small commercial. Coverage match and claims reputation are both strong. Not the right answer for STR, vacant, rehab, or specialty asset classes.
